A new 24 storey apartment and mixed use development for Plymouth’s city centre. The redevelopment of this prominent site provides a proposal that will make a bold and dramatic contribution to the urban scale of the city centre.
Located on a prominent location, between the University, train station and retail centre of Plymouth, this project aims to provide high quality student accommodation.
Due to the constrained site are the decision was made to build vertically over a total of 24 storeys. This was an approach embraced by the City Council who were keen to see a high quality landmark building on this site, forming a gateway to the retail centre. To create an active street frontage the lowest storeys have been designed to house retail outlets, most likely cafe or restaurant establishments. The residential element contains a tower and two ‘wings’ of accommodation enclosing a central top-lit atrium the base of which is a communal residential space.
The reinforced concrete frame and off site manufactured kitchen / bathroom pods have been designed for speed of construction and longerity. The utilised cladding system also aids in reducing on-site construction and increases building quality.
The building design and construction had to deal with acoustic issues, being close to a main road, and severe exposure conditions, achieved through high quality materials and careful facade design. The building also employs high levels of sustainability through embodied mass, centralised servicing, off site construction, inclusive amenity space, high levels of natural daylight and low energy services and systems. Once constructed the building should provide accommodation in the heart of the city for nearly 400 students close to the University and all major facilities.

Studio 5-11 is a newly refurbished high quality business centre in the heart of Plymouth and the Millbay Redevelopment area. The offices are within walking distance of the city centre with all it’s amenities and a short journey to Plymouth train station making it highly accessible to clients.
Centrally located the office occupies a very prominent position fronting Millbay Road, one of the City’s main arterial routes. Generous car parking is available to the rear of the building accessed from Millbay Road.
Plymouth provides an excellent working environment with facilities for staff and business close by with the main city centre shopping area, Sutton Harbour and The Barbican.
Transport communications are excellent from the City Centre with a regular rail service to London Paddington, fastest journey time approximately 3 hours. On the outskirts, the City airport has scheduled daily flights to London Gatwick and there is a major port facility at Millbay currently run by Brittany Ferries.
The Millbay area is a popular location with extensive investment into new developments including the Millbay Redevelopment and residential schemes at Cargo and Pheonix Quay.

Building Profile: Plymouth College of Art and Design
PCAD QUICK DETAILS!
PCAD STATUS - Progressing (Expected Completion Date: 12th September 2010)
The new look black and white exterior will improve the appearance of the building, in keeping with the College’s new branding.
The front will be extended to create a larger Information Point and gallery. The Gallery will now be considerably larger, and offer high quality and multi-purpose exhibition space. This will tie in a new name and re-launch of the gallery.

Principal, Lynne Staley-Brookes said: “We’re extremely excited about the new design and hope everyone agrees that the outside will now reflect the excellent facilities and creative environment we have inside the building.”
As well as replacing the old PCAD sign with the new logo, the studio theatre will be encased in metal and lit from behind; illuminating the building and skyline dramatically at night.
The front will be extended to create a larger Information Point and gallery. The Gallery will now be considerably larger, and offer high quality and multi-purpose exhibition space. This will tie in a new name and re-launch of the gallery.
Information Point will be revamped too, with a dynamic visual impact and welcoming area for the public, visitors and students.
An extensive green and landscaped frontage will replace the existing front car park, giving space for students, staff and the public to meet, sit, and display external sculptures for example.
Materials used in the build, along with replacement windows have been chosen to improve the building’s sustainability and environmental impact.
During the works period, alternative entrances will be used at the rear and side of the building and new signage will make access as easy as possible.

Mixed Use Developments: Ker Street

This mixed-use regeneration development is part of a Devonport master plan for the regeneration of the Devonport area. The first phase of the regeneration focuses around the grade I listed Guildhall, the North side of Ker Street, the ‘Bullring’ and flats to the West.
Phase 1 includes 62 new homes, comprising of different sized houses with gardens and apartments, including 30 affordable dwellings.
The outcome of phase 1 is to create new streets, which connect better with neighbouring developments and making more of the historic environment, topography and relationship to the waterfront.
