 A landmark tower sits at the focal point of the new public space with a design emphasis on urban activity and high quality architecture. The aim of the project is to create a destination for both the visitor and the people of Plymouth, a place for gathering and meeting. The site forms a pivotal link in the urban renaissance of Plymouth.

Development of the project required the development of a complex masterplan for not only the 1.2ha site but required extended Urban Design Appraisals and Detailed Feasibility Studies. The creation of a public space was central to the scheme and supported the creation of a high quality hotel as well as retail and commercial spaces including proposed bars and restaurants. Office accommodation in the order of 65,000sqft and 172 luxury apartments and Affordable Housing completed the fully integrated mixed use development.

Sustainability was a critical design element in the development of the project with an aspiration to exceed the 10% Statutory requirement for on site renewables, including extensive green roofing systems, biomass boilers and a site wide CHP system.

ADG acted primarily as Lead Designers for the Project Team that included Davis Langdon, Hyder Consulting and Hoare Lea and 10 other Specialist Consultants in the preparation of the complex planning submission that received unilateral support from the LPA. In developing the project for the later production stages it is considered that a limited 2 stage tendering process will be engaged and that an NEC3 Form of Contract will be the most appropriate.

A new proposal has been developed with the Client and Project Team resulting in a new application being made which is believed will progress the development of the project on site with a development that will rise above the recent economic difficulties. ADG acted as Architects, Planning Consultants and through ADG Integra, Facade Consultants.
